How can I be sure my tenants are suitable?
Comprehensive vetting procedures are carried out on all suitable tenants to ensure a consistent standard of resident.
What annual charges will I be liable for?
There is an annual marketing charge ensuring your property is always rented. Be-Rented only retain our listed management fee (detailed each rental statement). All potential costs are explained to new landlords on agreement.
When will I receive rent income and statement?
Every month, unless otherwise agreed. Our Financial team supervises this process and ensures each landlord receives payment with a rental statement detailing income and expenditure.
How do I change from my current letting agent?

Who maintains the common area of the building around my property?
An appointed factor, or property manager will be responsible for the communal areas. Each owner is charged a share of any repairs, maintenance, electricity or building insurance. Please note that it is imperative that you keep up to date with all factoring charges to insure the value of your investment. Our sister company, Be-Factored can provide you expert advice on any factoring issues.
What do I do about building and contents insurance?
An appointed property manager should have in place a block building insurance policy. Content insurance is normally the responsibility of the tenant. Be-Rented can provide you with details of our insurance broker if you would like a quote for content insurance.

How can I pay my rent and how often is it due?
Our Finance team will supply you with a Standing Order Form. This must be completed and supplied to our office prior to lease and associated paperwork signing. Rent is collected every month from out tenants, unless otherwise agreed.
What happens if I am late paying my rent?
You will be issued with a late payment charge. If you believe for any reason that our Finance Team will not receive your rent you must inform us in writing in advance with an explanation.
What happens when my lease expires?
You will be placed on a rolling contract and you must notify our office in writing if you plan to leave – six weeks prior to moving out.
How do I cancel a Standing Order?
A Standing Order Mandate is not a direct Debit. This means that you must cancel your payment – Be-Rented has no control over this.
If I rent a property will it be fully furnished?
Here at Be-Rented we offer a range of properties, a number are not initially furnished and this is clearly reflected in the price. We understand the need for our customers to create an immediate lifestyle therefore we are offering a unique furnished option for each apartment at a fixed low rate cost.
I am unsure about elements of my agreement, where should I look?
For any issues regarding you agreement please read your lease. If you are still unsure please contact our office for further information or liaise with a solicitor.
What is the Out of Hours Service?
Emergencies can happen at any time of the day or night. Be-Rented ensures that if an emergency does occur, clients are supported and assisted through a response service 365 days a year. This service is valued very highly by residents across our portfolio. The Service costs are incorporated as a set charge in the overall service charges.
